Course participants will:-
- Start at the beginning working out their financial goal and the strategy to fit
- Then we go to the spreadsheets and workout a typical weekly repayment that you can afford
- This will then be translated to an equivalent median price based on the funds you have available
- We will then analyse actual suburbs data looking at the median price. We then look at the fundatmentals, we track past capital growth, future capital growth, rental return, stock on the market, % discounting, days to sell etc
- Then we take it to the next level and we analyse demographics, looking at key requirements for properties in that suburb, we then look at Census data and work out where on a heat map of that suburb where investors are buying and where the owner occupiers are in that area.
- Then onto the web we go looking at actual houses in that median price range and we ascertain and substantiate what key features are characteristic of a median property characteristic for that area, whilst double checking the standard and number of rental properties available
- To cap it all off we review floor plans and look for twists and renovation opportunities
- We discuss in depth renovation techniques to get you bang for your buck
- Then we show you how to gain increased equity from your valuations so you can do it again
- We discuss finance strategies to allow you to leverage for your specific strategy
- Finally we look at the professional team you have on board and how each of them fits into the equation
And then we do it all again and again so you know exactly what to do when you get home.
